Our Mission, our premise and our goal at PBI is simple… We like to invest and we invest and provide real estate opportunities specifically built for investors.

Too many people during the last economic cycle made the mistake of listening to people who weren’t investors, who didn’t understand anything about what was going on in the market, who didn’t even do research to try to attempt to understand it, and yet gave investment advice to people who ultimately have found themselves either in foreclosure or are in all kinds of trouble by being upside down or being in a negative cash flow position.

My goal has always been, if I’m going to invest I want the real estate built for an investor, I mean why would I want it built for a home owner? I’m really looking for that which is built for an investor.

And so my premise is that all of us investors need a smarter, more profitable way to invest in real estate with more confidence and less hassle!

Our goal is to find it by developing the relationships and do the research to make much better informed decisions for ourselves and our investors.

(a)  As investors we strive to find a property with the best mix of several integral factors: appreciation potential, re-sale potential, cost-effective maintenance (both in the short-term and long-term) and consistent rental appeal. The moment we find a home exhibiting the right balance of these critical elements, we’re in.
(b) The market we find ourselves in today is unique, however. The saturation of short sales and REO’s requires much more analyzing and sifting to find the right deal than before. A location may seem ideal (close to schools, shopping and transportation) though the research reveals the area to be a hub for foreclosure activity. Several previous short sales and auction properties now skew your appraisal, and the promise of numerous other REO’s to flood the market in coming months will prolong the depression of neighborhood value.
(c)  To hedge against future risk we perform rigorous housing market, economic and demographic research. Each of these research pillars enables us to avoid making the fatal mistake of investing in the wrong zip code, sub-division or property type (SEE Research tab for details on our research philosophy). Unlike the common investor, we do not permit emotions or perceived value to steer our investment decisions. PBI allows the numbers and prevailing market trends to do the fortune telling because after all, we are in the business of investing, not speculating, and we encourage you to join the winning side.
(d) By aligning our investment strategy with what the market is telling us we consistently invest in properties with the strongest appreciation potential and most attractive re-sale opportunity. However, when it comes to the other two elements of our :perfect storm”(low maintenance costs and consistent rental appeal)  it took us avoid the pitfalls so many investors fall victim to.

By understanding the market’s (and sub-markets’) “vital signs” we can target an area and specific property profile that we believe will yield the greatest appreciation and re-sale value.
